BridgeWell Capital: San Antonio’s Hard Money Lender

Welcome San Antonio Investors! Welcome to BridgeWell Capital, the fastest, most reliable source of hard money in town! If you are looking for financing for your real estate investments you have come to the right place.

We provide hard money or private money loans for residential (non-owner occupied) projects, including rehabs, rentals and refinances.

One of the great advantages of our private money loans is our easy approval process. Many investors in San Antonio are often faced with the problem of getting financing for their investment projects. Time and time again, creditors like banks and other conventional lenders deny loans because of their damaged credit. This is similar to the chicken and the egg problem. Nobody would lend you money if you have bad credit. However, if no one gives you credit, how can you improve your credit score?

You don’t have to have a good credit score to get a loan – and you don’t need it either. Loans from banks take weeks and are difficult to get. In the competitive market of San Antonio, you will need a quick source of funding to take advantage of the deals that become available. With a hard money loan from BridgeWell Capital, a loan is not just easier to get, it’s faster and the terms are more flexible.

Our hard money loans can cover up to 85% of the purchase price and 100% of the rehab of your investment property. If you have enough cash reserves you can even use our hard money loans again to close another deal at the same time… and then a third deal, and so on… The returns of multiple investment properties using our hard money loans are often much greater than the returns of one property financed with your own cash. With hard money you will also avoid putting all your eggs in the same basket. See our 5 Secrets of Real Estate Wealth Building for more details.

BridgeWell Capital is ready today to finance your real estate investment deals. We are sure our private money loans will greatly boost your business in San Antonio. Are you ready to get started?

Real Estate Market in San Antonio

The housing market in Texas continues to surge as home prices are hitting an all-time high in years. San Antonio is not the exception. San Antonio has recorded the largest month-over-month increase in 2013. Between July and August, the housing prices were up by 2.1 percent (to a median sales price of $174,500), while the national average increase was a mere 0.6 percent during the same period. The positive tendency has continued thereinafter.

In spite of the above-average increase in home prices, things aren’t slowing down in this market. Sales continue to go up while inventory becomes tighter every quarter. In August, 2013 the inventory dropped to levels never seen since early in 2007, according to the San Antonio Board of Realtors.

It is said that a 6-month supply of inventory is considered a balanced market, where sellers and buyers are in equal advantage. San Antonio’s housing market has a 4.8-month supply of inventory, which, together with an increased demand and home prices have created a seller’s market.

In effect, the number of home sales registered in August, 2013, amounted to 2,413, representing a 14.7 percent increase compared to the same period the year before, and 36 percent increase compared to 2011.

In the San Antonio’s real estate market you will find great opportunities, and some serious business. However, you need to be prepared to face some competition. According to local real estate agents, it is becoming the norm to make multiple offers and bid aggressively. Those who don’t have the financial resources are simply being constantly outbid.

With our hard money loans, you will find a substantial advantage over the competition. Our flexible hard money loan terms, the high LTV and the unrestrictive time constrains cannot be found anywhere else. If you are a real estate investor in San Antonio, we have business for you. Give us a call at 866-500-4500 or submit our private money request form and we will contact you shortly.
