The housing market in Texas continues to surge as home prices are hitting an all-time high in years. San Antonio is not the exception. San Antonio has recorded the largest month-over-month increase in 2013. Between July and August, the housing prices were up by 2.1 percent (to a median sales price of $174,500), while the national average increase was a mere 0.6 percent during the same period. The positive tendency has continued thereinafter.

In spite of the above-average increase in home prices, things aren’t slowing down in this market. Sales continue to go up while inventory becomes tighter every quarter. In August, 2013 the inventory dropped to levels never seen since early in 2007, according to the San Antonio Board of Realtors.

It is said that a 6-month supply of inventory is considered a balanced market, where sellers and buyers are in equal advantage. San Antonio’s housing market has a 4.8-month supply of inventory, which, together with an increased demand and home prices have created a seller’s market.

In effect, the number of home sales registered in August, 2013, amounted to 2,413, representing a 14.7 percent increase compared to the same period the year before, and 36 percent increase compared to 2011.
