Examples of Typical Investor Bridge Loans

Example 1
Investor Bridge Loan to Buy/Fix/Rent/Refinance: A loan for the purchase of a foreclosure property until the property is fixed, rented and the Investor’s ownership is seasoned for 12 months. Then the Investor refinances the Bridge Loan into permanent Investment Property Financing. (Bridge Loan example #1 duration: 12 – 16 months)

Example 2
Investor Bridge Loan to Buy/Fix/Resale: A loan for the purchase of a foreclosure property until the property is fixed, rented, and then resold to an Owner Occupant. The Bridge Loan is payed off at the point of sale to the Owner Occupant by conventional financing. (Bridge Loan example #2 duration: 3 – 12 months)

Example 3
Investor Bridge Loan to Buy/Fix/Rent-to-Own/Resale(to Renter): A loan for the purchase of a foreclosure property until the property is fixed, rented with option to buy, and then resold to the Renter. During the Bridge Loan the Renter works with a credit counselor to repair credit and/or saves for down payment, increases length of employment, etc. The goal is for the Renter to be able to qualify for conventional home purchase financing. The Renter buys the home from the Investor and pays off the Bridge Loan with conventional financing at the point of purchase. (Bridge Loan example #3 duration: 6- 24 months)
